All materials will be supplied as quoted. This will usually include the drawings and PS1, poles, timber, roofing and cladding, hardware, doors and windows if applicable. Items such as concrete will not be included unless specifically requested.

Yes. Plans-only gives you engineered drawings and a PS1 from a NZ chartered professional engineer, with pole, timber and fixing specs — enough to consent, source and build. From $1,500 inc GST. If you want to use materials you already have, tell us before we draw so the engineer designs around them.
Freight is included in your quote, based on site address and kit contents. We deliver nationwide wherever a heavy vehicle can reach. Materials usually arrive in two or three drops — poles, timber and hardware first, roofing, cladding and doors later — so you can get poles in the ground while the rest is on its way. Tell us if you need materials held or hurried.
Once building consent is approved, we can usually deliver materials within 2–4 weeks. Check at time of order as some items may take longer due to supply constraints. Let us know if you require materials urgently or need them delayed so we can manage your deliveries accordingly.
Pole shed buildings may not require a building consent. This includes most pole sheds under 110 sqm in rural zones (see Building Consent Exemptions for Pole Buildings for details), some sheds under 30 sqm, carports 40 sqm or less, secondary dwellings under 70 sqm, or building within the footprint of a previous shed you are replacing or repairing. Conditions apply. Contact your local council for confirmation.
A detached building under 10m² and 3.5m high can go right up to the boundary; 10–30m² needs a 1m setback. Anything larger, including the 110m² rural exemption (under 4m high), must be at least its own height from any boundary or house. District plan rules on height-to-boundary and site coverage still apply — check with your council planner or get a PIM.
Contact your local council first. Confirm with the council planner that the project is permissible for your property zone, and get the application form and checklist. To lodge you will need:
1. A completed consent application form and checklist.
2. Plans and PS1 for the shed (Polesheds.NZ provides these).
3. A site map showing the shed location, with distances to front and side boundaries and other structures.
Councils aim to process a building consent in 20 working days or less, depending on how busy they are and the complexity of the project. If they request further information (RFI), the clock stops until it is received.
We supply kitsets and plans only. We can refer a local builder once the signed kitset agreement and initial deposit are received; these are independent contractors who contract directly with you. Allow from $250–300/m² for labour, subject to inclusions, location, access, services, a level site and good ground. A simple concrete floor is from $100–150/m² installed.
Yes, if it is not Restricted Building Work. It must still comply with the Building Code and local requirements, and we strongly recommend all building work is carried out or supervised by a competent professional or Licensed Building Practitioner. Restricted Building Work (structural, weathertightness or fire safety work on an IL2 habitable building) MUST be carried out or supervised by an LBP.
Typically up to 6m with solid timber rafters, 12m with LVL, 18m with box steel, subject to design, orientation and wind zone. Spans of 6m or less are quoted clearspan by default. A roller door in an end wall needs a clearspan bay behind it.
Common sizes: cars 2.2H × 2.4W (single) or 4.8W (double); boats and horse floats 3.0 × 3.0 to 3.6 × 3.6; caravans and RVs 3.0–3.6H × 3.0–3.6W; tractors and trucks 3.0–4.2H × 3.0–4.4W. The wall needs 500–600mm above the door for drum and track, and 300mm each side. Doors over 3.2m wide are usually industrial 0.55mm steel. Tell us what's going through it and we'll size the wall.
Not for a standard IL1 shed on good ground (NZS 3604, 300 kPa). You will need one for fill, peat, soft clay or sloping sites, and for any habitable (IL2) building. Poor ground isn't a barrier — the poles typically just go deeper.
Yes, but it changes the spec. Every shed is engineered to the wind zone for your address, up to Extra High or Specific Engineered Design. Within about 1km of the coast we recommend coastal-grade cladding and fixings. Both add cost, so give us the address up front.
Yes. You can have an earth, gravel or concrete floor, over the whole shed or selected bays only. Concrete is an optional extra and is not included in the kit price unless requested.

YES. We design habitable pole buildings as shell only (poles, framing, cladding — the B1 structure). You work with your own designer or contractors on the interior and other details: site plan, insulation, plumbing, drainage, electrical. See our habitable designs.
Poles are H5-treated for in-ground use and the structure is designed to a 50-year life, same as a house. Steel roofing and cladding carry the manufacturer's warranty, typically 15–30 years depending on profile and environment. Keep gutters clear and fixings sound and it will outlast most of what goes in it.

A deposit on the signed kitset agreement starts the drawings and PS1. The balance is paid in stages before each delivery, so you only pay for what's about to arrive. Plans-only is paid in full before drawing starts — allow 5–10 working days, longer for habitable designs.
