Under Schedule 1 of the Building Act, a single-storey farm building up to 110sqm does not need a building consent if: it is on land zoned rural; it is no more than 4m high; no span between poles exceeds 6m; it sits at least its own height from boundaries and houses; it is designed for High wind zone or lower; it is not for people to live or work in (Importance Level 1); and it is designed by a Chartered Professional Engineer or built or supervised by a Licensed Building Practitioner. Every shed above is designed to meet those limits as standard. Centre pole rows keep spans under 6m and eave heights sit under 4m.
A PIM from your council. It is cheap and confirms zoning and setbacks for your site. Our engineered drawings and PS1, included with every kitset. A registered electrician for any power. Any plumbing means a building consent. It is the owner's responsibility to confirm the exemption applies to their site. Full detail is on our Building Consent Exemptions page.
